How do you manage coordination between architecture, structure, and MEP trades?
Discipline-wise models are developed and then combined in a coordination environment. Clash detection is performed regularly, and clash reports are shared with the design and construction teams. Conflicts are resolved through iteration until the model reaches an agreed coordination level.
Which BIM software platforms do you typically use?
Most residential BIM projects are delivered using Autodesk Revit as the primary platform. Coordination may be done using Navisworks or similar tools. If a specific platform is required, that can be discussed at the project kick-off.
How is the cost of BIM services for residential projects estimated?
Cost is usually based on scope, level of detail (LOD), number of disciplines (Arch/Str/MEP), drawing requirements, and schedule. After reviewing project drawings and expectations, a detailed proposal with effort and pricing is shared.
Who owns the BIM data and models at the end of the project?
On completion and payment as per the agreement, the client owns the deliverables (models and drawings) provided under the contract. All usage rights, confidentiality, and IP terms are clearly defined in the proposal and NDA.
Can the BIM model be used for facility management after construction?
Yes. Models can be structured and enriched with asset and equipment data, making them suitable for integration with CAFM/CMMS systems and for ongoing maintenance, operations, and future renovations.
Do you provide ongoing support if design changes are made during construction?
Yes. Ongoing change management and model updates can be part of the scope. As drawings or site conditions evolve, models and drawings are updated to reflect the latest approved design and construction status.
