Frequently Asked Questions
What are BIM services?
BIM services encompass a comprehensive range of digital processes designed to enhance the design, construction, and management of buildings and infrastructure. As a pre-construction process, BIM leverages advanced software and data to create and manage detailed geometric models that integrate every aspect of a project, including architectural, structural, and MEP (mechanical, electrical, and plumbing) systems.
These services streamline workflows, foster seamless collaboration, and enable data-driven decision-making across the entire project lifecycle, from initial design to construction and facility management. BIM services ensure precision, efficiency, and sustainability in modern construction projects.
What is the most commonly used BIM software?
There are many software available for BIM and the most commonly used one varies based on project specifications, regional practices, and preferences.
For example, Autodesk Revit is one of the widely favored software for design and documentation in Architecture, while Tekla Structures is one of the leading software for structural and rebar detailing. Navisworks is popular for construction management tasks like clash detection and 4D simulation, whereas Civil 3D is commonly used for civil infrastructure projects.
Geographic preferences also play a role in the most commonly used BIM software. For example Revit, Navisworks, and Civil 3D are commonly used in regions like the USA and UK, Revit and Tekla prevalent in the Middle East, Revit and ArchiCAD in Australia, and a combination of Revit, Tekla, and Civil 3D frequently used in Africa.
What are the different level of detailing in BIM?
In BIM, the levels of detailing define the depth, accuracy, and reliability of information within the model at various stages of a project. These concepts include Level of Development (LOD), Level of Detail (LoD), Level of Information (LOI), and region-specific interpretations like BIM ISO 19650 and BIM LOD UK. These standards ensure clear communication among stakeholders, prevent misunderstandings, and set expectations regarding the quality and maturity of BIM data.
Key Concepts in BIM Detailing
- BIM LOD (Level of Development): The Level of Development represents the reliability of a model element’s graphical and non-graphical information at specific stages. Widely adopted frameworks like those from the American Institute of Architects (AIA) and Associated General Contractors of America (AGC) define six LODs:
- LOD 100: Conceptual representation with basic elements for analysis and massing.
- LOD 200: Approximate geometry for schematic design.
- LOD 300: Accurate dimensions and attributes for detailed design and documentation.
- LOD 350: Coordination details, including interfaces between elements.
- LOD 400: Fabrication-ready details for manufacturing and assembly.
- LOD 500: As-built information verified for facility management and lifecycle use.
- BIM LOD UK: In the UK, the LOD framework aligns with BS EN ISO 19650 standards, which emphasize data management and project deliverables. This framework integrates levels of detail and information, focusing on deliverables outlined in the Exchange Information Requirements (EIR) to ensure clarity in project stages.
- BIM ISO 19650: The ISO 19650 series provides an international standard for managing information over the lifecycle of a built asset using BIM. It emphasizes collaborative workflows, information sharing, and standardization to improve project efficiency and data quality.
- Level of Detail (LoD) vs. Level of Development (LOD):
- Level of Detail focuses on the graphical representation of model elements.
- Level of Development encompasses both graphical and non-graphical data, defining how actionable and reliable the information is.
- BIM LOI (Level of Information):Â LOIÂ refers to non-graphical data attached to model elements, such as material specifications, performance criteria, and maintenance schedules. LOI complements graphical detail to provide a holistic view of each component.
- BIM Levels (Maturity Levels): BIM maturity levels, often referred to as Levels 0–3, describe the evolution of information management:
- Level 0: Basic 2D CAD with no collaboration.
- Level 1: Managed CAD in a shared environment with limited collaboration.
- Level 2: Collaborative 3D models where disciplines work on coordinated but separate models.
- Level 3: Fully integrated and collaborative workflows, often hosted on a common data environment (CDE).
How to Estimate cost of BIM?
It depends on factors such as project complexity, required Level of Development (LOD), the authering software used, and team expertise. Other cost components include software licenses, staff time for model development, up to what level BIM is implemented, and additional services like clash detection, fabrication drawings, facility management, or as-built models. Transitioning from 2D drawings to 3D models, costs will differ based on the required level of detailing and effort.
It is advisable for organizations in the early stages of BIM adoption to compare BIM costs using a per-sheet drafting approach, as this provides a clearer understanding of investment relative to output. However, since BIM models can generate multiple outputs such as sections, dimensions, BOQs, and schedules, comparing the cost of an entire BIM model to that of individual outputs is not practical or advisable. Instead, consider the overall value of BIM in improving project accuracy, collaboration, and lifecycle management to assess its cost-effectiveness.
How is BIM different from CAD?
Building Information Modeling (BIM) is a comprehensive tool that combines 3D modeling with data management to support the entire project lifecycle. It enables seamless collaboration across disciplines by integrating architectural, structural, and MEP data into a unified model. BIM’s information features, such as clash detection, lifecycle management, and data-rich modeling, make it ideal for complex and modern construction projects. The deliverables of BIM include 2D plans, elevations, sections, bill of materials (BOM), quantity takeoffs, clash reports, and as-built conditions, providing a detailed view of the project.
Computer-Aided Design (CAD), on the other hand, is primarily focused on creating 2D drawings. It excels in detailed drafting and is commonly used for representing geometric designs. Unlike BIM, CAD lacks data integration and lifecycle management capabilities, making it more suitable for individual design tasks rather than collaborative, interdisciplinary projects. CAD deliverables are limited to 2D plans, elevations, and sections, focusing on geometric accuracy without the added functionality of project data or coordination tools.
What is the difference between BIM and VDC
BIM (Building Information Modeling) focuses on creating detailed 3D digital models with integrated data to represent the physical and functional aspects of a building. VDC (Virtual Design and Construction), on the other hand, is a broader methodology that uses BIM models and other tools to plan and manage the entire construction process, including scheduling, cost estimation, and clash detection. BIM is a specific tool within the VDC process, providing the digital foundation for collaboration and decision-making. VDC emphasizes a holistic approach to project planning and optimization, incorporating multiple disciplines and technologies to enhance efficiency and collaboration throughout the project lifecycle. While BIM and VDC are interconnected, they are not interchangeable.
